I get asked the same thing almost every day.
“Cody, is now even a good time to buy a house in Arizona?”
Here are my real thoughts. No hype. No fear tactics. Just what I see every day as a working agent in this market.
What Is Actually Happening In Arizona Right Now
You see scary headlines.
You hear your coworker say “I’m just going to wait for prices to crash.”
Meanwhile
- Homes are still selling
- People are still moving in from out of state
- Well priced homes still get multiple offers
Is it 2020 again? No.
Is the market dead? Also no.
The real story is this
- Inventory is higher than the crazy low years
- Sellers who price right are getting solid offers
- Buyers have more room to negotiate than they did before
The people who win are the ones who deal with the market in front of them. Not the market they wish they had.
My Thoughts If You Are A First Time Buyer
If this is your first home in Arizona, here is how I’d think about it.
1. Stop chasing the “perfect” interest rate
You will not time the bottom.
If rates drop later, you can refinance.
If they go up, today’s rate will look cheap.
2. Focus on payment, not price
What can you comfortably afford each month?
That number should drive the search.
Not what your friend bought for three years ago.
3. Be clear on why you are buying
- Stability
- School district
- Shorter commute
- Equity instead of rent
Your “why” should be stronger than your fear of headlines.
4. Ask better questions
Instead of “Is now a bad time to buy?” try:
- “What can I realistically buy with my budget right now?”

You do not want to trade a 3 percent loan for a higher one. I get it.

What is the:

- New taxes and insurance
- Net after selling your current home
- Real monthly difference
Sometimes the payment jump is worth it for lifestyle.
Sometimes it is not.
2. Count the “hidden” benefits
- Better school district
- Closer to work or family
- Better fit for kids, hobbies, or work from home
- Neighborhood you actually like
If you spend more time at home than anywhere else, the quality of that space matters.
3. Remember you are not stuck forever
You can:
- Refinance later
- Rent this home out in the future
- Use equity for your next move
This does not have to be your forever decision. It is just your next decision.
The Biggest Mistake I See Buyers Make Right Now
They do nothing.
Not “wait with a plan.”
Not “save aggressively and learn the market.”
They scroll.
They complain about rates.
They watch others buy.
